How LandMatch Pro works
The off-market land-deal playbook, productized.
1. You define your buy-box
Counties you'll buy in, acreage range, price ceiling, and property types (recreational, timber, agriculture, buildable, etc.). The tighter the buy-box, the higher the signal-to-noise on your alerts.
2. We blend public records with owner-intent signals
For every parcel inside your buy-box, we continuously cross-reference:
- Tax delinquency — county tax-collector records of parcels with 1+ year of unpaid taxes.
- Probate filings — court records identifying estates with land holdings.
- Absentee ownership — owners whose mailing address differs from the parcel address.
- Expired listings — properties that were on the MLS, didn't sell, and aren't relisted.
- Pre-foreclosure — public notices of default and trustee sales.
3. We score and alert
Every matching parcel gets an owner-intent score. You get an email or in-product alert at the frequency you choose: instant, daily, or weekly digest.
4. You make contact
Each alert includes the owner's likely mailing address, parcel data (acreage, zoning, road frontage, prior sale history), and a comp range. From there you can use our blind-offer template, send a direct letter, or reach out via your own preferred channel.
